Colwood's reputation is "the affordable West Shore option," and on total purchase price that holds. The part buyers miss is that the saving usually comes from location and lot size rather than from a lower price per square foot. Colwood's housing stock skews newer than Greater Victoria as a whole, and newer homes carry a per-foot premium. Colwood neighbourhoods

Colwood divides into eleven MLS® pockets and they do not trade alike:

• Royal Bay — the newest and most in demand. Oceanview lots, new construction, a village centre still building out.
• Latoria and Olympic View — newer homes near the golf course, popular with families moving from the core.
• Colwood Corners and Triangle — the most walkable and the most common entry point into the market.
• Hatley Park and Lagoon — the older character stock, closest to the water and to Royal Roads.
• Wishart North, Wishart South, Sun Ridge and Colwood Lake — established residential, mostly detached, quieter streets.

Who Colwood suits

Colwood works well for buyers who want a newer detached home with a yard and can accept a commute into Victoria. It works less well if you need to be walking distance to downtown amenities or want a character home — that stock is limited here.

Where to look next

If Colwood is at the top of your budget, Langford next door carries far more inventory at comparable pricing. If being closer to downtown matters more than square footage, look at View Royal or Esquimalt. If you want acreage and will trade commute time for it, Metchosin is the natural comparison.
