Esquimalt real estate is the closest thing Greater Victoria has to genuinely central housing at below-central pricing. The township sits directly west of downtown across the harbour — a ten to fifteen minute drive, and cyclable — yet it still trades at a meaningful discount to Victoria proper, Oak Bay and Fairfield. Why Esquimalt is priced the way it is
Two reasons, and buyers should weigh both honestly. The first is CFB Esquimalt: the naval base occupies a large share of the municipality's land, which constrains supply but also means a steady rental and resale market driven by postings. The second is that Esquimalt's housing stock is older and more mixed than its neighbours', with a high proportion of purpose-built rental and strata apartment buildings from the 1960s and 1970s alongside character detached homes.
The condo and townhouse point buyers miss
Esquimalt has one of the deepest condo and townhouse inventories in the core, and it is the reason a lot of first-time buyers end up here after starting their search in Victoria. Older strata buildings can be excellent value, but the differences between them are large. Look hard at the depreciation report, contingency reserve fund balance, any special levies passed or pending, and the age of the building envelope. Two units at the same price in the same neighbourhood can carry very different long-term costs.
Who Esquimalt suits
It works for buyers who prioritise proximity and price over prestige, for cyclists and downtown commuters, and for investors looking at rental demand. It works less well if you want newer construction or a large lot — both are scarce here.
