North Saanich real estate is the top of the Saanich Peninsula — Deep Cove, Ardmore, Curteis Point, Lands End and the acreage between them. It is the most consistently expensive municipality in Greater Victoria outside Oak Bay, and it is the one place in the region where large lots, private waterfront and moorage are the standard product rather than the rare exception. Why North Saanich prices the way it does
Scarcity, deliberately. North Saanich has held minimum lot sizes high and resisted densification for decades, so the supply of new housing is very limited. Combined with a long, indented coastline that produces an unusual amount of genuine waterfront, that keeps values high and turnover low. Buyers should expect a small pool of listings and be prepared to wait for the right one rather than choose between several.
Waterfront, water view and water access are three different things
This distinction matters more here than anywhere else in the region and it is where buyers most often misread a listing. Waterfront means the title runs to the water. Water view means you can see it from the property. Water access may mean a shared or deeded path, a strata-owned foreshore, or a nearby public launch. The price gap between the three is substantial, and the wording in a listing is not always precise. Confirm it on title, not from the photographs.
Practical realities
Much of North Saanich is on well and septic rather than municipal services, and parts sit within the Agricultural Land Reserve. Airport and floatplane noise affects some pockets and not others. All of these are checkable before you write an offer, and all of them move value.

Compare against Sidney if you want the Peninsula lifestyle with walkable amenities and lower entry pricing, Central Saanich for more acreage at generally lower cost, and Oak Bay if waterfront matters more than land.
