The commute is the whole decision
Everything about buying in Sooke comes back to Highway 14. It is the single road in and out, it carries a great deal of traffic at peak times, and the drive is significantly longer at 8am than it is on a Sunday. Buyers should test the commute at the time they would actually be making it before committing. Those who can work from home or who commute against the flow find Sooke excellent value. Those who need to be in downtown Victoria every morning at a fixed time often find it wears thin within a year.
What the inventory looks like
Sooke has more variety than people expect: subdivision housing in and around the town centre, oceanfront and ocean-view property along the coast and around the Sooke Basin, semi-rural acreage inland, and a growing amount of newer construction. It also has some of the region's few genuinely affordable detached options.
Practical points
Many properties outside the town core are on well and septic rather than municipal services. Some areas fall within provincially mapped wildfire interface zones, which can affect insurance. Where the property is served by a community water system, ask about capacity and any restrictions. None of this is unusual for a semi-rural market — it just needs checking before conditions come off rather than after.

If Sooke's commute is too long, Langford gives you the deepest inventory a good deal closer in, and Colwood is closer again. If you want land inside the core, Metchosin and the Highlands are the comparison, though both cost more per acre.
